Bollywood Property Moves: In November 2025, there were reports of Bollywood actor Saif Ali Khan, married to actress Kareena Kapoor Khan, having acquired two commercial units of 5,681 square feet at the Kanakia Wall Street commercial building in Mumbai's Andheri East area. The transaction was reportedly worth INR 30.75 crore and includes six parking slots for vehicles. Now, there is a report on social media that actor Ranbir Kapoor and family have signed a 20-year lease for five floors in the same building - Kanakia Wall Street - to build the new RK Studios. The huge space will have state-of-the-art studio facilities, makeup rooms, screening rooms, a temple, and an archive of 12,000 legacy RK items. It will also house the offices of Ranbir Kapoor, Neetu Kapoor, Karisma Kapoor, Randhir Kapoor, Reema Jain, and Nitasha Nanda and a temple. The property deal amount has not been mentioned. New RK Studios to Have Best Facilities for Shooting, Post-Production and Screening

According to the report by Instagram page Bollygupsip, which quotes a Reddit gossip page, on February 18, 2026, Ranbir Kapoor signed a 20-year lease agreement for five floors at Kanakia Wall Street, Andheri East, for the new RK Studios. The post claims it is a 250,000 square feet property lease, but reports on Google say it is about 9,000 square feet. Two-three major feature films can be shot at the same time, along with four-six ad film shoots, in the new facility. Here are the floor-wise details of the new RK Studios.

Floor 1: “Virtual Production Soundstages One primary LED Volume soundstage (15,000 sq ft) with 1.5mm pixel-pitch LED panels in a 270° curved configuration for real-time ray- traced environments at 60fps, and four secondary virtual production soundstages connected via high-speed networking to the Al server farm.”

Floor 2: “Visual Effects and Family Offices 800-node Al-accelerated server farm and private office suites for Ranbir Kapoor, Randhir Kapoor, Karisma Kapoor, Neetu Kapoor, Rima Jain, and Nitasha Nanda.”

Floor 3: “Music, Editing, and Mini Mandir 12 music recording studios, 25 digital editing bays, 8 dubbing suites, and a central mini mandir for family traditions.”

Floor 4: “Distribution and Private Review 2 screening theaters with a combined 200-seat capacity and 30 distribution/post-production rooms.”

Floor 5: “Talent Hospitality and Archival Storage, 40 luxury green room suites, a 400-capacity crew cafeteria, and climate-controlled storage for 12,000 legacy RK items”.

Permissions Status: “All major statutory clearances, including High-Rise Fire NOC and Industrial Electrical Load Sanctions, are secured. Pending: Final BMC Change of User certificate for filming (expected March 2026) and FSSAI license for the cafeteria (expected April 2026). What Happened to RK Studios in Chembur?

RK Studios, the family’s legacy studio, was founded by Ranbir’s grandfather, the late ‘Showman’ Raj Kapoor, in Chembur. After a fire damaged the iconic shooting location and Raj Kapoor’s house Deonar Cottage in 2017, the Kapoor family decided to sell it off. The RK Studios in Chembur was sold to Godrej Properties at INR 180 crore, and was developed into a luxury residential property named Godrej RKS. If the reports of a new RK Studios are to be believed, it is a strategic move by the Kapoor Khandaan to maintain their legacy for generations to come.
