Anand Pandit Shares Mannat Renovation Details

Anand Pandit, whose firm Shri Lotus Developers and Realty is spearheading the project, confirmed the expansion, stating, “We're adding a few floors to the back portion of Mannat.” The superstar has sought and received approval for the addition of two new floors, which will increase Mannat's total built-up area by an estimated 616.02 square meters. The cost for this substantial vertical extension is projected to be around INR 25 crore.

Given Mannat’s status as a heritage property and its proximity to the coastline, approval from the Maharashtra Coastal Zone Management Authority (MCZMA) was a crucial step. The Supreme Court recently dismissed a plea challenging the Coastal Regulation Zone (CRZ) clearance in July 2026, effectively clearing the path for the renovations to proceed without further legal hurdles.

Temporary Relocation for the Khan Family

To facilitate the extensive construction, Shah Rukh Khan, along with his wife Gauri Khan and children Aryan, Suhana, and AbRam, have temporarily relocated. The family is currently residing in luxury duplex apartments at Puja Casa in Pali Hill, Bandra. This temporary abode is owned by veteran producer Vashu Bhagnani. The renovation work at Mannat reportedly commenced in May 2025 and is expected to span up to two years, with completion anticipated in 2026.

More Than Just Mannat: SRK's First Mumbai Home Also Under Redevelopment

Anand Pandit's firm isn't just working on Mannat; they are also redeveloping another property significant to the actor. Pandit revealed his company is transforming Shah Rukh Khan's first-ever Mumbai home, a 4BHK apartment located at Shree Amrit Society on Carter Road. This property holds deep sentimental value for the actor, as it was the first home he purchased in Mumbai after moving from Delhi and marrying Gauri Khan in 1991.

Recalling how he discovered the emotional significance of the property, Pandit shared, “When we were building it, I didn't have an idea. Though Shah Rukh sir did tell me about it once, he didn't mention the name of the building. The revelation came when Pandit was discussing redevelopment opportunities he was pursuing around Carter Road in Bandra. When he mentioned Shree Amrit Society, Shah Rukh immediately recognised the name.” The redeveloped apartment is slated to be ready by 2027, boasting a new total area of 2,800 square feet, which is 155% more than the original, and is estimated to be worth approximately Rs 42 crore.

Pandit's association with Shah Rukh Khan extends beyond professional dealings. The superstar himself has publicly referred to Anand Pandit as his "spiritual guru." Khan once quipped at Pandit's 60th birthday bash in December 2023, “In the night, at 12-1 am, he comes visits me and we roam around Juhu. He doesn't tell me, 'This is my building, that is my building.' Instead, in the two-kilometer drive, he tells me barring two to three buildings, all buildings are his (laughs). Our journey becomes easy.”

Khan further elaborated on Pandit's unique skills, saying, “My final relationship with him is that he is my spiritual guru. His buildings, under the Lotus Developers, are high-tech and modern… Since he is a developer, he knows Vaastu well. When one of my films doesn't do well, I call him over to change things up in my house.” This Vastu advice, according to Khan, proved beneficial, especially before the blockbuster successes of Pathaan (2023) and Jawan (2023).

Pandit proudly stated, “Our client basket is almost all celebrities. Eighty to 90 percent Bollywood is with Lotus.” He recalled an instance where Shah Rukh Khan, impressed by his work, said, “I should call up the chairperson of the society, and tell them to give the property only to Lotus.” Pandit added, “He was very excited about it. My excitement got increased a little bit because of Shah Rukh sir's apartment.
