The Brihanmumbai Municipal Corporation (BMC) has launched a demolition drive against alleged unauthorised constructions at Rustomjee Crown, a high-end residential complex located in Mumbai's Prabhadevi area. The enforcement action places 128 luxury flats under close scrutiny for structural alterations and alleged encroachments on common building spaces.
As detailed by NDTV Profit, the civic action stems from complaints regarding the illegal conversion of shared utility zones into private living areas. Mayank Jha Apologises for Mumbai Local Train Prank Videos After Western Railway Notice, Urges Creators To Take Permission (Video).
Origin of the Investigation
The regulatory crackdown follows a formal complaint filed by RTI activist Santosh Daundkar. The grievance alleged that several flat owners had enclosed common areas surrounding the lifts and incorporated them into their private apartments, violating building regulations and approved development plans. According to Hindustan Times, the allegedly encroached portions measure approximately 450 to 500 square feet per unit. Given that property values in the upscale project exceed INR 1 lakh per square foot in certain segments, the total notional value of the disputed common spaces is estimated to be over INR 250 crore.
Scope of the Action and Properties Involved
Rustomjee Crown consists of high-rise towers featuring expansive multi-bedroom apartments. Following the initial complaints and subsequent verification, the BMC issued notices to 128 property owners under Section 354A of the Mumbai Municipal Corporation Act and Section 53(1) of the Maharashtra Regional and Town Planning Act. Mumbai Latest News Today on August 25th, 2026: Landslide, Auto Strike, Ganesh Tragedy & Anti-Conversion Law.
