According to property filings and reports, a group of civil servants and police officers jointly purchased 2.023 hectares of agricultural land in Guradi Ghat village near Bhopal’s Kolar region on April 4, 2022. The transaction was executed through a single registry document with 50 listed shares and an official transaction value of around INR 5.5 crore.

Less than two years later, the same land is now estimated to be worth between INR 55 crore and INR 65 crore in the local market.

How the Land Value Increased

The dramatic appreciation began after the Madhya Pradesh cabinet approved the INR 3,200 crore Western Bypass project on August 31, 2023, around 16 months after the land purchase.

In June 2024, nearly 10 months after the bypass approval, the land use was officially changed from agricultural to residential, further boosting its value.

According to available details:

  • The land was purchased at roughly INR 81.75 per square foot in 2022
  • After land-use conversion, the value rose to around INR 557 per square foot
  • Current local market estimates place prices between INR 2,500 and INR 3,000 per square foot

This has pushed the estimated value of the five-acre parcel to as high as INR 65 crore.

Who Bought the Land?

The buyers reportedly included IAS and IPS officers from Madhya Pradesh and other cadres, along with officials posted in Delhi, Maharashtra, Telangana and Haryana.
