YEIDA Plot Scheme 2026: Plot Sizes and Locations
The plots are located in sectors 15-C, 18 and 24, part of the planned Yamuna City development. According to the official brochure, the authority is offering a mix of plot sizes to cater to different buyer segments. Available sizes include 162 sqm (476 plots), 200 sqm (481 plots), and a limited number of plots in other categories such as 183 sqm, 184 sqm, 223 sqm, and 290 sqm.

YEIDA Launches 973 Plots Near Noida Airport: Price and Additional Charges
The land rate under the scheme has been fixed at INR 36,260 per square metre. Registration amounts vary depending on plot size, starting from INR 5.87 lakh for 162 sqm plots and going up to INR 10.51 lakh for 290 sqm plots. Plots with preferential features, such as park-facing locations, corner plots, or those along wider roads, will attract an additional 5% premium.
Applicants must deposit 10% of the total premium as a registration fee. This amount will be adjusted against the final payment if the applicant is successful in the draw.
Eligibility Criteria and Restrictions
The scheme is open to individuals aged 18 years and above. Applicants are allowed to apply for only one plot.
Those who have previously been allotted residential property under any YEIDA scheme are not eligible. The authority has also stated that duplicate applications involving immediate family members, such as spouses or minor children, could lead to cancellation and forfeiture of the deposited amount.
Joint applications are permitted only among immediate family members with valid documentation. Entities such as Hindu Undivided Families (HUFs) are not eligible to apply.
Application Process and Payment Terms
Applications can be submitted exclusively through the official YEIDA website. The application form is priced at INR 600 and must be purchased via the online payment gateway. Offline submissions are not accepted. Allotment will be conducted through a computerized draw of lots, with separate draws for different categories.
Successful applicants are required to pay 100% of the total premium within 60 days of the allotment letter. In specific cases, an extension of up to 30 days may be granted. Plots will be allotted on a 90-year lease.
Reservation Quotas
The scheme includes reservation provisions aimed at specific groups. About 17.5% of the plots are reserved for farmers whose land was acquired for development projects in the Yamuna region and the airport. Additionally, 5% of the plots are reserved for business owners operating functional industrial units within the YEIDA jurisdiction.
Regulatory Approval and Official Statement
The project has received mandatory registration from the Uttar Pradesh Real Estate Regulatory Authority, ensuring compliance with regulatory requirements. A senior YEIDA official described the scheme as an opportunity for buyers to invest in a rapidly developing urban zone with planned infrastructure and amenities.
